Terms of Use

FindLocalRooms is an advertising platform. We show rooms, flatshares and house shares advertised by landlords and letting agents, and we pass your enquiry to them. We are not a letting agent, we are not a party to any tenancy, and we do not hold deposits or rent.

Using the site is free. You do not need an account to search or to enquire.

Listings are supplied by the advertiser. We do not own, inspect, measure or photograph the rooms shown. We take reasonable care to keep the site accurate, but we cannot guarantee that every listing is available, correctly priced, correctly described, or that the advertiser has the right to let it.

Always view before you commit. Never pay a deposit, holding fee or rent to anyone before you have seen the room in person, verified who you are dealing with, and have a written agreement. We will never ask you to pay anyone through this site.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded. Your statutory rights as a consumer are unaffected.

You agree not to:

• send enquiries you do not mean, or use the enquiry form to send marketing
• scrape, harvest or bulk-copy listings or contact details
• attempt to break, overload or probe the site or its infrastructure
• impersonate anyone, or submit details that are not yours to submit
• use the site for anything unlawful, including discrimination in letting

We rate-limit enquiries to keep the site usable. If you are blocked in error, email us and we will sort it out.

Rooms reach FindLocalRooms through our landlord platform, RentStack. If you advertise here, you confirm that you have the legal right to let the property, that your listing is accurate and not misleading, that you hold the licences and safety certificates the law requires for that property, and that you will not discriminate unlawfully against applicants.

We may remove any listing, at any time, if we believe it is inaccurate, unlawful, fraudulent or harmful to seekers. We would usually contact you first, but we do not have to where users are at risk.

Every listing page has a report link. If something looks like a scam, a duplicate, or an advert for a room that is not really available, please use it.

If you need a reply, or the matter is urgent, email us directly at benjamin.hicks@beaulah.ch — that reaches a person.

The FindLocalRooms name, design and site content belong to MarketStack Limited. Listing photographs and descriptions belong to the advertiser who supplied them. You may link to our pages freely; you may not republish our content commercially without permission.

We may update these terms. The version in force is the one published here, dated at the top of this page.

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may also bring proceedings in your own jurisdiction.
